WDG then took on the Lead Consultant role to deliver 12 large detached 4 and 5 bedroom dwellings, each sitting on half acre sites and ranging in size from 2500 to 3500 square foot. Lower Glanmire Road

Site: Lower Glanmire Road, Tivoli, Cork

WDG role: Civil & structural design engineers. Fire Consultants

Client: Galtan Ltd

This development involved the demolition of the existing commercial premises and construction of 8 apartments over 3 storeys with ancillary storage and associated site works. The works were delivered through the Capital Works Management Framework.

This is a very compact space, with the footprint of the build maximising site use. Bounded to the south by the existing laneway, existing properties to the east and west and the newly constructed RC wall retaining the higher level gardens to the north of the site. The foundation structure for the block is formed with pad footings, concrete stub columns with reinforced concrete ground beams to support the precast concrete floor. The main structure is based on load-bearing blockwork with a steel frame supporting precast hollow-core slabs at 1st floor, 2nd floor and roof.

The lack of working space on the site was a critical factor.  Initial site investigation also found Japanese Knotweed which was firstly treated and subsequently removed off site. The BER (Building Energy Rating) in each apartment is A3. The use of cutting-edge insulation technology eliminates heat loss while high efficiency air to water heating systems to each unit provides heating and hot water on demand. In compliance with Health & Safety regulations, WDG completed design risk assessments and submitted them to the PSDP for inclusion in the safety file.
