The development at 184B, Lower Glanmire Road in Tivoli is a residential development comprising 8 apartments (1 and 2 bed units), with ancillary bicycle/refuse storage and associate site works.

This is a very compact space with the footprint of the build maximising site use. Bounded to the south by the existing laneway, existing properties to the east and west and the newly constructed RC wall retaining the higher level gardens to the north of the site. This RC wall was constructed to height varying between 3m-4.8m with the base formed to integrate with the reinforced concrete ground beam.

The foundation structure for the block is formed with pad footings, concrete stub columns with reinforced concrete ground beams to support the precast concrete floor. The main structure is based on load-bearing blockwork with a steel frame supporting precast hollow-core slabs at 1st floor, 2nd floor and roof. The façade is predominantly masonry, red brick and rendered blockwork with balconies supported on RC beams.

The lack of working space on the site was a critical factor.  Initial site investigation also found Japanese Knotweed which was firstly treated and subsequently removed off site, with Hy-tex C3 root barrier provided to protect the building infrastructure and adjacent property.

The BER (Building Energy Rating) in each apartment is A3, offering economical fuel solutions for residents. The use of cutting-edge insulation technology eliminates heat loss while high efficiency air to water heating systems to each unit provides heating and hot water on demand.

Convent Garden, Kinsale, Co. Cork. 47 units.

Budget: €20 million

WDG are civil and structural engineering designers for the Convent Garden development at Kinsale, Co. Cork. The planned development consists of 96 residential units on the site of the former St. Joseph’s Convent located on an elevated site above the historic town. The residential development is an interesting mix of terraced, detached and apartment units including contemporary house designs, tastefully integrated with buildings of architectural and historical interest. WDG is working closely with JCA Architects and the developers, Cumnor Construction Limited, at the site where the initial phases have been completed and 31 units have already been occupied. Completed work includes complex structural design of large reinforced concrete structure to support townhouses over an underground carpark. Ongoing work includes the design of modern single and two-storey high-end apartment units within the fabric of the former convent building. Internal site roadway design, including the integration of site services with extensive landscape design, has also been undertaken by WDG.

Client: OBR Development Ltd.

WDG provided a wide range of professional services on this development of 12 semi-detached houses in the heart of Ballincollig. Having liaised closely with our client, their architect and planning consultants during the initial planning phase of the development, WDG stepped into the lead consultant role upon grant of permission. We provided the full package of professional services required by the developer to take the project to site and deliver completed dwellings to the market. WDG designed the units to meet the requirements of the Building Regulations, provided construction oversight and provided full certification upon completion. We have also produced and registered the legal scheme map for the development with the Property Registration Authority. The project included the structural design of reinforced concrete raft foundations due to poor soil conditions encountered at the site.
